About this template
A rent receipt seems trivial until a tenant disputes a payment, applies for housing assistance, or files a tax deduction. A receipt is the landlord's proof that money was credited correctly and the tenant's proof that they paid on time. Several states (notably Maryland and Massachusetts for cash payments, and New York for any tenant who requests one) legally require landlords to issue rent receipts on demand. Even where not required, providing receipts automatically — especially for cash and check payments — protects both sides from accounting errors and fraud. The most useful receipts include the period covered (so partial-month and pro-rated payments are unambiguous), the payment method and reference number (so the receipt links to the bank record), and a running balance line (so any past-due amount is visible). Online payment portals usually issue these automatically; landlords accepting cash or check should have a numbered receipt book or a digital template.
