About this calculator

ARV = expected resale value once renovated. Standard method: 3-5 recent comparable sold properties within 1 mile, sold within last 6 months, similar in age/style/sqft, then average $/ft². Multiply by subject sqft. The 70% rule: max (purchase + rehab) = ARV × 0.70 — a quick screen for whether a flip math works. For more accurate ARV use a licensed appraiser; for screening, comps work.
