About this calculator
ARV = expected resale value once renovated. Standard method: 3-5 recent comparable sold properties within 1 mile, sold within last 6 months, similar in age/style/sqft, then average $/ft². Multiply by subject sqft. The 70% rule: max (purchase + rehab) = ARV × 0.70 — a quick screen for whether a flip math works. For more accurate ARV use a licensed appraiser; for screening, comps work.
Frequently asked
What's a "good" comp?+
Sold (not listed) within 6 months, within 1 mile, same school district, similar bed/bath/sqft (±20%), similar age and condition.
Why 70% rule?+
Reserves 30% for rehab + holding + selling + profit. After all costs, leaves ~10-15% net margin.
Adjustments per feature?+
Pro appraisers adjust comps for differences: pool +$20k, garage +$15k, extra bed +$10k. Quick math here ignores adjustments.
Where to find comps?+
MLS (agent access), Zillow (filtered to sold), Redfin, public records. Always check at least 3 sources.
When ARV is uncertain?+
Stress-test at 90% of expected ARV. If deal doesn't work at 90%, pass.
